ACQUIRE YOUR LOT.

We have over 100+ lots both city water and septic in our inventory in Cape Coral. Once we lock in a particular lot that suits your needs, we draft up the paperwork for acquisitioning .

All the lots are "For Sale By Owner" so we are able from the very beginning save you money on closing costs.

SELECT TYPE OF PROPERTY & DECIDE TO FLIP/RENT.

We have the ability to build spec single family residences, duplexes, vacation rentals with pools, or any custom built for any purpose.

We have negotiated the rates with our partner network of builders ensuring low cost construction , giving you higher margins on your real estate investments.

DECIDE TO BUILD USING CASH OR CONSTRUCTION LOAN .

From 1031 exchange money to construction loans, we can finance the build of your house in the most efficient way possible. Utilizing our extensive network, we can build anything with having the lot as the down payment for a construction loan if cash is not readily available.

The interest rate for the construction loan is very affordable and cost effective since the time frame for our builds is between 4.5 - 6 Months . You would only have to pay interest based on amount drawn and length of time of the loan.

STEP 4

RELAX AND DO NOTHING.

Once the financing plan is finalized, we will begin working with the builder and commence construction. Throughout the entire process, the investor will receive image & schedule updates as the residence begins and finishes construction.

-① Phase: Filing For Builder Permits & ordering framework for the house
(3 Weeks)

-② Phase: Once the builder permit is issued, we can commence construction of the residence. Blocking & Framing of the house is completed here.
(1-1.5 Months)

-③ Phase: Once the framing of the house is completed, rough electrical, plumbing, & AC begins. (1-1.5 Months)

-④ Final Phase: The residence begins to near completion and once it passes final inspection, the certificate of occupancy is issued and the residence is DONE!
